To wrap up 2024, CAI-CLAC recently held its final event for the year, our Virtual Town Hall: The Year in Review + A Look Ahead to 2025. We had a record-breaking number of 233 registered attendees. Unfortunately, the Town Hall started just after a Northern California earthquake and tsunami warning, but we still had over 125 participants join us.
The meeting began with the opportunity for attendees to participate in a virtual “meet and greet,” to get know fellow peers from across the state with an ice-breaker question regarding Thanksgiving and holiday plans.
After the “meet and greet,” the Town Hall program began promptly at noon with a welcome from CAI-CLAC Chair, Stacie Donnelly, and the 2024 legislative wrap up by CAI-CLAC Advocate, Louie Brown. Louie shared the behind the scenes of “how things really get done” at the Capitol, including a video of him speaking at a hearing in the Capitol on AB 2460. He also shared CAI-CLAC’s 2024 successes, including Assembly Bill 2149 on Gates: Standards: Inspection, which was opposed by CAI-CLAC and was unsuccessful. Three additional CAI-CLAC sponsored bills were discussed, including:
- AB 2114 Building Standards: Exterior Elevated Elements: Inspection – Effective July 15, 2024
- AB 2159 – Electronic Balloting – Enacted Into Law
- AB 2460 – Association Governance: Member Election; Quorum Clean-up Bill – Enacted Into Law
Additional speakers included CAI-CLAC Legislative Co-Chairs, Thomas Ware and Robert DeNichilo, who shared legislative goals for 2025 and addressed how Community Association Institute (CAI) members in California can get more involved and have a voice by serving on CAI-CLAC Legislative Task Forces. Finally, Dawn Bauman, Chief Strategy Officer of the Community Associations Institute (CAI), and Executive Director of the Foundation for Community Association Research, shared national updates, including the most recent updates regarding the Corporate Transparency Act.

Looking ahead to 2025, we are busy preparing for the 2025 Advocacy Week at the Capitol, which will take place on Tuesday, April 22 – Thursday, April 24, 2025.
